Shea’s newer adjacent 55+ phase, Verterra — a Trilogy Boutique Community, began construction in 2023 and is planned for 485 single-family and attached homes, expanding the active-adult footprint inside Tehaleh.

HOA structure is layered: Trilogy and Verterra sit under the Whitman Community Association, which is a sub-association of the Tehaleh master HOA (Tehaleh Owners Association, managed by Cohere as of 2025). That means residents have both Trilogy-specific rules and broader Tehaleh community rules to work within.
