South Hill’s Mature Master-Planned Community
Sunrise is the established MPC that spans the eastern edge of South Hill / south Puyallup — multi-phase build-out from the mid-2000s onward, planned neighborhoods, schools, a retail center (Sunrise Village), and the kind of mature trees that distinguish it from the newer construction further east. Families, schools, and the steady-state of “established neighborhood” pace.
About Sunrise
Sunrise is a 1,500-acre master-planned community in unincorporated Pierce County’s South Hill area, roughly 4 miles south of SR-512 and a mile east of SR-161 (Meridian). It was originally applied for as “Rainier Terrace MPC” in 1983 and is planned, at full build-out, for 4,728 housing units across single-family homes, townhomes, condos, and apartments, plus commercial and office uses, greenbelts, bike paths, and parkways.
The community includes a 7.7-acre community center and park along Sunrise Boulevard and a 9-acre regional park at 122nd & Sunrise Blvd; Mount Rainier views and preserved wetland buffers are selling points. Currently in active multifamily build-out — new apartment phases have been opening as the community fills in — drawing younger families and renters who want new construction near South Hill retail.
